Morris Park
Morris Park is a low-rise neighborhood in the east Bronx, roughly between Pelham Parkway, Eastchester Road, the Amtrak Northeast Corridor tracks and White Plains Road, with Morris Park Avenue and Williamsbridge Road as its main streets. Housing is mostly one- and two-family homes: about 2,900 of its 4,000 tax lots are one- or two-family houses, holding about 50% of its roughly 9,200 residential units, and PLUTO lists no residential buildings of 10 or more floors. The northern section near Jacobi Medical Center is sometimes called Indian Village for its streets named after Native American tribes. The 5 train runs under the Esplanade, stopping at Morris Park, with Pelham Pkwy just outside.

Boundaries, Indian Village and the Esplanade from Wikipedia. Housing figures computed from PLUTO 26v2 residential units, with lots assigned to this NTA through 2020 census tracts (NYC Planning tract-to-NTA codes); building type uses PLUTO building class (C = walk-up, D = elevator, A/B = one- and two-family). Subway stations placed by point-in-polygon test of MTA station coordinates against the 2020 NTA boundary (data.cityofnewyork.us 9nt8-h7nd); 'just outside' means within about 150 m of the edge. Re-verified 2026-10-12: recomputed every PLUTO 26v2 share from the raw lots (2020 tract-to-NTA codes from data.cityofnewyork.us 63ge-mke6) and re-ran the station point-in-polygon test against the 2020 NTA file. No PLUTO residential lots of 10+ floors confirmed; boundaries and Indian Village street names confirmed in Wikipedia.
