Eastchester, Edenwald and Baychester
Eastchester, Edenwald and Baychester make up a mostly low-rise area in the northeast Bronx along the Westchester County line, with Boston Road as the main road and Dyre Avenue as a key shopping street. One- and two-family homes dominate the streets: about 5,300 of the area's 7,200 tax lots hold one- or two-family houses, and those houses contain about 49% of its roughly 16,700 residential units, according to PLUTO. The exception is NYCHA's Edenwald Houses, the authority's largest Bronx development, with 40 buildings of 3 and 14 stories. The 5 train ends here at Eastchester-Dyre Av, with another stop at Baychester Av. The Hutchinson River runs through the eastern part.
Eastchester, Edenwald and Baychester has 19,612 open HPD housing violations, 3,725 of them Class C (immediately hazardous). Inspectors issued 4,447 new violations here in the last 12 months. That's the 17th most open violations of 39 neighborhoods in Bronx.

Edenwald Houses and Hutchinson River from Wikipedia (Eastchester article). Housing figures computed from PLUTO 26v2 residential units, with lots assigned to this NTA through 2020 census tracts (NYC Planning tract-to-NTA codes); building type uses PLUTO building class (C = walk-up, D = elevator, A/B = one- and two-family). Subway stations placed by point-in-polygon test of MTA station coordinates against the 2020 NTA boundary (data.cityofnewyork.us 9nt8-h7nd); 'just outside' means within about 150 m of the edge. Re-verified 2026-10-12: recomputed every PLUTO 26v2 share from the raw lots (2020 tract-to-NTA codes from data.cityofnewyork.us 63ge-mke6) and re-ran the station point-in-polygon test against the 2020 NTA file. Edenwald Houses (40 buildings, 3-14 stories, 2,039 apartments, largest Bronx development by apartments) confirmed in the NYCHA Development Data Book; NYCHA lists it as transferred to PACT management in 2023.
