Show buyers a clean title

Buyers and their lawyers in Cyprus want to see that you own the property and that nothing is registered against it, such as a mortgage or a charge. Because only an owner, their authorised representative or their lawyer can get an official search certificate from the Department of Lands and Surveys, getting a recent one yourself saves the buyer time and builds trust.

Work with a lawyer

A local lawyer prepares or reviews the contract of sale and handles the Land Registry steps. Rules for foreign buyers and the order of steps can affect your timing, so ask early. Buyers can set out their offer with the offer letter.

  • Cyprus: Land Registry search certificate

Only the owner, their authorised representative or their lawyer can apply online for a search certificate from the Department of Lands and Surveys. A representative must already have a General Power of Attorney filed at a District Land Registry.

  • Cyprus: the sale contractNot yet verified

Lawyers commonly lodge the signed contract of sale with the District Land Registry to protect the buyer, and non-EU buyers may need permission from the Council of Ministers. Ask your lawyer what applies.

Search certificate rules checked on the DLS portal FAQ today. Contract lodging and foreign-buyer permission come from law-firm guides, not official pages, so they are marked not yet verified.
