Roofy is free for owners, landlords, tenants, buyers and sellers, in every country. Here’s how that works, and what Roofy will never do.
Ads on public pages pay for Roofy
Roofy’s public pages, such as listings, guides, calculators and NYC building records, show ads from Google AdSense and use Google Analytics. That’s how Roofy pays its bills.
Your dashboard is different: there are no ads or analytics on dashboard, document, signing or onboarding pages, so your documents are never next to an ad.
What’s free
Everything, for every role. There are no paid plans and no per-signature or per-request fees.
Owners and landlords
Listings, messages, applications, document requests and reviews, e-signatures, team members and file storage.
Tenants and applicants
Applying, uploading and sharing documents, signing, reporting repairs and messaging. Roofy never charges tenants or applicants.
Buyers and sellers
Listings, messages, deal checklists, offers, documents and e-signatures, with no commission charged by Roofy.
What Roofy will never do
- Charge tenants or applicants, including application fees.
- Take a commission on a rental or a sale.
- Show ads or run analytics on your dashboard, documents or signing pages.
- Sell your documents or show them to advertisers.
- Hold your money. Rent, deposits and purchase money go between you directly, or through a lawyer, an escrow agent or a notary.

- Yes. Listing, browsing, messaging and the whole dashboard are free for every role. Ads on public pages pay for it.
- Do agents pay?
- Roofy doesn’t charge agents either. Agents who post on Roofy may charge their own clients; that’s between you and them.
- Why are there ads?
- Ads on public pages are what keep Roofy free. They never appear in your dashboard or next to your documents.
- Does Roofy handle payments?
- Not today. Rent, deposits and purchase money go directly between you, or through a lawyer, an escrow agent or a notary.
