Document requests
Ask for documents. Get them in one place.
Send one link asking for ID, pay slips, an employment letter or a reference. They upload from their phone, you accept or reject each file with a reason, and every step is tracked.
How a request works
Step 1: Request documents
Pick a pack or write your own items, set a due date and press Send. Each person gets their own request, so co-applicants never see each other’s files.Step 2: They get one email
“Kwame Mensah asked you for 3 documents for Unit 4B. Due Fri 31 Oct.” No account is needed to upload, and emails never contain the documents.Step 3: They upload from their phone
PDF, JPG, PNG or HEIC photos, several files per item. Password-protected PDFs and the wrong file types are caught before you see them.- To do
- Submitted
Step 4: You review each item
Accept it as provided, mark it verified and record how you checked (a call to the employer, for example), or send it back with a reason.- Ready to review
- In review
- Accepted
- Verified
Step 5: They fix what’s missing
They see the reason and upload a new version. The old one stays in the history with your note.- Needs changes
- Submitted
Step 6: Done
When every required item is accepted, verified or waived, the request is complete and you can decide.Complete
Accept, verify or reject, always with a reason
Every decision names the person who made it. Roofy doesn’t verify documents or applicants.
Accepted means the file meets the request as provided. Verified means the reviewer also confirmed it with the source and recorded how, for example “Verified by Kwame Mensah · phone call”.
Sending something back always needs a reason. The person sees the reason and can upload a new file.

Reminders, so you don’t chase
If the link isn’t opened in 2 days, 2 days before the due date, on the day, then every 3 days while it’s overdue. Never at night in their time zone.
Private by default
Each item is visible only to the people on that property, unit or deal. Files are encrypted and pages are watermarked with the viewer’s name.
Every view logged
The person who uploaded a file sees when it was viewed and by whom. Files from applications that don’t go ahead are deleted 30 days after the decision.
Fair and consistent
- Ask every applicant for the same things. Roofy sends the same request to every applicant for a unit by default.
- Write your criteria on the listing, so applicants see them before they apply.
- In New York State and New York City, income from housing vouchers and other lawful sources counts like any other income.
Questions people ask
- Do tenants need an account to upload?
- No. They upload from the link in the email. To look at sensitive files they already sent, they enter a code we email them.
- What if someone doesn’t have a document?
- They can say so on the item and explain what they have instead, such as an offer letter for a new job. You can accept that, waive the item or ask for something else.
- Is a “Verified” document checked by Roofy?
- No. “Verified” means the person reviewing it confirmed it with the source, and the label says who and how. Roofy doesn’t run credit or background checks.
- What happens to the files afterwards?
- Files from an application that doesn’t go ahead are deleted 30 days after the decision. For a tenancy, they’re kept for the tenancy plus a year.
- Can I request documents from a landlord or a seller?
- Yes. Tenants and buyers can ask for proof of ownership before paying anything, one of the best ways to avoid a rental scam.
