Share documents with serious buyers only

Keep your ownership proof and disclosures private, then share them with the buyers you choose. Stop sharing at any time and see who viewed what.

A step-by-step checklist

Your deal room starts with a checklist for your country, or a general one, with due dates that move when the agreed dates change. It’s a template, not legal advice.

Track every offer

Each offer keeps its versions, so you can see exactly what changed in a counter.
  1. Received
  2. Countered
  3. Accepted
  1. Listed
  2. Under contract
  3. Closing
  4. Closed

When you accept one offer, you choose what happens to the others: decline them with a message, or keep them as Backup offers.

Seller checklists

Questions people ask

Can I sell my house myself?
In most countries, yes. You can list and negotiate yourself, and use a lawyer, a notary or a conveyancer for the contract and the transfer where the law requires one.
Should I sell my house myself or use a realtor?
Selling yourself saves the listing agent’s commission but means you handle pricing, viewings and negotiation. You can start on your own and invite an agent or a lawyer to the deal later.
What documents do I need to sell my house?
Usually proof of ownership, your ID, the disclosures your country requires and recent tax or utility bills. Roofy’s seller checklists cover New York, England, Cyprus and Ghana.
Will I still pay a buyer’s agent?
Only if you agree to. In the US, the rules on who pays the buyer’s agent changed with the 2024 NAR settlement; our guide explains what that means for sellers.
