Roofy for tenants and renters
Apply once. Share safely. Sign online.
Find a place, apply from your phone, upload what your landlord asks for and sign your lease, all free. You always see where things stand.
Everything for your rental, in one place
Apply from the listing
Fill in one application on the listing. Co-applicants and guarantors apply separately, so nobody sees anyone else’s documents.
About the applicationA private place for your documents
Upload pay slips, an employment letter or ID once, then reuse a file in a new request with one tap. You choose who sees it.
See who viewed your files
When a landlord opens your pay slip, you see who and when. You can withdraw access to a file you shared.
Sign your lease on your phone
Open the link, read the lease, adopt a signature and sign. When everyone has signed, you get the final PDF.
How e-signing worksReport repairs
Report a problem with photos, say when someone can come in, and follow it until it’s fixed.
Free, always
Roofy never charges tenants or applicants anything, and there are no ads in your dashboard.
Always know where you stand
Every document your landlord asks for has a status you can see.
- To do
- Submitted
- Being reviewed
- Accepted
If something isn’t right, the item shows Needs changes with the reason, for example “Outside the date range”, and a button to upload a new file. A final no shows as Not accepted. You never just hear nothing.
Stay safe
- Never pay a deposit or rent before you’ve seen the place.
- Ask the landlord for proof that they own it. Roofy has a ready-made request for exactly that.
- Never pay with gift cards, crypto or a money transfer to someone you haven’t met.
- Roofy doesn’t run credit or background checks, and a “Verified” label always says which person checked the document.
Renting in New York?
In New York State a landlord can’t charge more than $20, or the actual cost if lower, for background and credit checks, and can’t charge other application fees. Income from housing vouchers and other lawful sources counts like any other income.

Questions people ask
- What is a tenant portal?
- A place online where you deal with your landlord: your application, documents, lease, repairs and messages. Roofy’s is free and works with any landlord who uses Roofy.
- Is it safe to upload my pay slips?
- Files are stored encrypted, only the people on that rental can see them, pages are watermarked with the viewer’s name, and every view is logged.
- Can I sign a lease online?
- In most places, yes. E-signatures are accepted for most leases in most countries. Some documents need a witness, a notary or paper, so check your local rules.
- What if my landlord rejects a document?
- You’ll see the reason and, usually, a button to upload a new file. The earlier version stays in the history, so nothing gets lost.
- What counts as proof of income if I’m self-employed, a student or starting a new job?
- Self-employed: a tax return or an accountant’s letter plus bank statements. New job: your offer letter with the start date. Student: an enrolment letter and a guarantor. Your landlord sets the list, and you can tell them what you have instead.
- Do I need an account?
- Not to upload documents or sign from a link your landlord sends. An account lets you keep your documents and reuse them.
