Renting in Cyprus

Landlords in Limassol, Nicosia and elsewhere usually ask for a passport or ID, proof of income or employment, and the deposit. Before you pay it, make sure the person you're dealing with owns the home or has the owner's authority, and that everything you agreed is in a written lease.

Check the lease

Look for the rent and when it's due, the deposit and the conditions for getting it back, the length of the lease, the notice period, and who pays utilities and the building's common charges. If you need the lease for a residence application, ask what form of signature it needs before you sign.

At move-in, record the condition room by room with the move-in checklist, and keep your bank transfer records for every payment.

  • Cyprus: deposits and leasesNot yet verified

Deposits are usually one to two months’ rent, returnable at the end of the tenancy; a standard long-term lease runs 12 months (sometimes six) with a notice period of one to two months.

  • Cyprus: Land Registry searches

Only the owner, their authorised representative or their lawyer can apply for a search certificate online from the Department of Lands and Surveys, so a tenant can’t run one; ask the landlord to show proof of ownership instead.
