Timeline

Every invite, upload, decision and signature is on one timeline, with who did it and when.

How it works

The same five steps for a flat in Accra, an apartment in Limassol or a house in Ohio.
  1. Step 1: Add your property

Address, units and currency, in any country. Or import the address and photos from your Roofy listing.
  2. Step 2: Invite people

Invite an applicant, tenant, co-tenant or guarantor by email. They join from one link.
    1. Invite sent
    2. Opened
    3. Accepted
  3. Step 3: Request documents

Pick a pack such as the rental application pack, set a due date and press Send. Each person gets their own request.
    1. Requested
    2. Ready to review
    3. Accepted
  4. Step 4: Decide

Approve the application and Roofy creates the lease draft with the accepted documents attached. A decline always gives a neutral reason.
    1. Submitted
    2. In review
    3. Approved
    4. Lease created
  5. Step 5: Send the lease for signature

Upload your own lease, place the signature fields and send. Everyone gets the signed PDF.
    1. Sent
    2. Signing
    3. Completed

Ask for exactly what you need

The document list follows the property’s country, and you can always edit it.
  • For ID, Roofy suggests a Ghana Card or passport in Ghana, and a passport or driving licence in the US and UK.
  • Proof of income can be pay slips, an employment letter, bank statements or, for the self-employed, a tax return or accountant’s letter.
  • Ready-made packs: rental application, employment verification, self-employed, student with a guarantor, housing voucher, guarantor and move-in.
  • Free printable checklists for Ghana, Cyprus, England and the US.

What’s free

How Roofy is free

Works anywhere

  • Any address in any country, with rent in your own currency. Nothing is converted.
  • No US-only assumptions: no states, no SSN, no US credit reports.
  • Use the lease you already have. Roofy doesn’t write leases for you; it gets them signed.
  • Reminders go out in each person’s own time zone, never at night.

Landlord in New York City?

NYC properties get a Building record card with open violations from public records, and compliance tasks such as window guard notices and HPD registration, with due dates.

Questions people ask

Is Roofy really free for landlords?
Yes. Listings, messages, applications, document requests, e-signatures and file storage are free, with no paid plan. Ads on Roofy’s public pages pay for it.
Do tenants pay anything?
No. Roofy never charges tenants or applicants anything.
Does Roofy run credit or background checks?
No. You can ask applicants for documents such as pay slips, an employment letter or a previous landlord reference, and review them yourself. Every decision shows who made it.
Can I use my own lease?
Yes. Upload your lease as a PDF, place the signature fields and send it. Roofy doesn’t write leases.
Which countries does it work in?
Any. Document lists and reminders follow the property’s country where Roofy has local rules (Ghana, Cyprus, England, the US and New York), with a general list everywhere else.
How do I verify a tenant’s employment?
Ask for an employment letter, then call the employer on a number you found yourself. Read the full guide.
