Roofy Sign
Send your lease for e-signature, free
Upload your lease, add the people who sign, place the fields and send. Everyone signs on their phone, you see who has signed, and both sides keep the signed PDF.
How it works
Step 1: Upload a PDF or use a template
Leases, renewals, addendums, move-in checklists, offer letters and employment letters.Step 2: Add signers
Landlord, tenant, co-tenant or guarantor, plus anyone who only needs a copy. For a lease, tenants sign first and you countersign last.Step 3: Place fields
Signature, initials, date signed, name, text and checkboxes, on each page. Placing fields works on a computer.Step 4: Send for signature
Set an expiry date and reminders. Signers can be asked for a code from their email before they sign.Step 5: Track it
See each signer open and sign. Remind someone, fix a typo in an email before they sign, or void the envelope and send a new one.- Sent
- Signing
- Completed
Step 6: Everyone gets the signed PDF
The final PDF carries a certificate of completion with names, emails and times, and a digital seal that shows if it’s changed. Anyone can check a copy at roofy.io/verify.
Who can sign
No account needed
Signers open a link, read the document and sign on any phone or computer.
An email code when it matters
For leases, signers confirm a 6-digit code sent to their email first. They agree to sign electronically and can ask for paper instead.
Every signed copy, stored
Once everyone has signed, the PDF goes into each person’s documents. Nobody gets a half-signed copy.
Signers can also decline with a reason, which ends the envelope for everyone and shows as Declined.
What you can send, and what you can’t
- Leases, renewals and addendums
- Move-in and move-out checklists, house rules
- Employment verification letters, filled in and signed by the employer
- Offer letters for a home sale, where your local law allows them to be signed electronically
Is an e-signed lease legal?
E-signatures are accepted for most leases in most countries. Some documents need a witness, a notary or paper. Check your local rules.

Questions people ask
- Can a lease be signed electronically?
- In most countries, yes, for most residential leases. Some documents, such as deeds, need a witness or paper. Roofy shows a note when a document type needs more than an e-signature.
- Is it safe to sign a lease online?
- Read the whole lease before you sign, and make sure the link came from someone you know. Roofy records who signed, when and from what device, and seals the final PDF so changes show.
- Do signers need a Roofy account?
- No. They sign from a secure link. An account is optional and lets them keep their documents.
- What happens if someone declines?
- They give a reason, the envelope ends for everyone and you’re told why. Fix what’s needed and send a new one.
- Can I e-sign an eviction notice?
- No. In the US the ESIGN Act doesn’t cover default and eviction notices for a primary home, and Roofy blocks them everywhere. Follow your local legal process.
