Renting in Ghana: the documents go both ways

Landlords in Accra and elsewhere usually want to see who you are and that you can pay. Because rent is often paid months in advance, you have just as much reason to check the landlord. Ask who owns the home, get the agreement in writing, and get a receipt for every cedi or dollar you pay.

Check the owner before you pay

A common scam is a "landlord" or agent who shows a home they don't own and disappears with the advance. Ask to see the indenture or land title, or the owner's written authority for the person letting it, and meet the owner where you can. For land and houses, the Lands Commission runs a consolidated search based on the site plan.

Keep a paper trail

Keep the signed agreement, your receipts and move-in photos together. Use the rent receipt and move-in checklist templates if your landlord doesn't have their own.

No official list of tenant documents was found; the items are common practice. The advance rent and registration rules come from national newspapers quoting the Rent Control Department, not the statute text, so they are marked not yet verified.
