A fair application asks for less

A rental application only needs to answer three questions: who you are and how to reach you, whether the home suits you (move-in date, household size, pets), and whether you can pay (income and references). This form asks exactly that, so you can use it in Accra, Limassol, London or New York.

How to use it

Applicants: fill it in online, print or save it as a PDF, sign it and send it with the documents the landlord asked for. Each adult applying fills in their own form.

Landlords: give the same form to everyone who applies for the same home, and write down your criteria (for example, income of a set multiple of the rent) before you start. Treat income from vouchers, benefits and other lawful sources the same as wages.

Fees

Roofy never charges applicants. Some places limit or ban application fees: in New York State the only allowed fee is for a background or credit check, capped at $20. See the New York application fee rules.

Local rules we checked

Rules change and local laws can add more. Follow the source link before you rely on one.

  • New York

The only application fee a landlord may charge is for a background or credit check: the actual cost or $20, whichever is less, with a copy of the report and the invoice. It must be waived if you provide a check from the last 30 days.

  • New York City

Since January 1, 2025, landlords may look at criminal history only after a written conditional offer, and income from vouchers and other lawful sources must be counted like wages.

Fields match Roofy’s MVP application (SPEC §5.5). It never asks for ID or social security numbers, immigration status, criminal history, medical information or protected characteristics, and household size is a single count. NY fee and NYC fair-chance and source-of-income rules come from Roofy’s fact-checked guides.
