What a good statement shows
A tenant should be able to read the statement and see exactly why each amount was kept. List each deduction separately, say how you worked out the cost (a receipt, a contractor's estimate, an hourly rate), and point to the move-in and move-out photos. Vague lines such as "cleaning and repairs" are the first thing a tenant, a deposit scheme or a court will question.
- Use the same currency as the lease. The totals are worked out for you.
- Add interest only where the law or the lease requires it.
- Don't charge for normal wear and tear: faded paint, light scuffs and worn carpet from everyday living.
- Send it to the forwarding address, and keep proof you sent it.
Start from the move-out inspection, which carries the proposed deductions room by room.
