Sunset Park Central

Sunset Park Central is the blocks around the park itself, roughly between Fifth and Eighth Avenues from about 39th Street to 64th Street. Its Eighth Avenue edge is lined with the shops of Brooklyn's first Chinatown. The housing is almost all old and low-rise: rowhouses, many of them two-family homes from the 1890s on, and small walk-up buildings. PLUTO data puts about 91% of its roughly 14,200 homes in buildings from before 1940, with almost no elevator buildings. Several blocks are in city historic districts designated in 2019. The N train stops at Eighth Avenue, and the 59th Street station (N, R) is on the edge. The 24.5-acre Sunset Park is known for its views of Manhattan and the Statue of Liberty.

Sunset Park Central has 17,603 open HPD housing violations, 3,274 of them Class C (immediately hazardous). Inspectors issued 4,043 new violations here in the last 12 months. That's the 27th most open violations of 53 neighborhoods in Brooklyn.

Fact-checked October 12, 2026

Re-checked 2026-10-12: subway stations re-tested against the 2020 NTA polygon; PLUTO home counts and shares recomputed from residential units inside the polygon and matched; park acreages from the NYC Parks Properties dataset. Boundaries are approximate. Fixed: removed unsupported '1892 to 1910 bayed rowhouses' range and 'named for its views' claim; park views now as described by NYC Parks. Confirmed: four LPC historic districts designated June 2019 (Wikipedia); Chinatown along Eighth Avenue; park 24.5 acres at 41st-44th Streets, 5th-7th Avenues (NYC Parks and Parks Properties).
