Marine Park, Mill Basin and Bergen Beach

This southeast Brooklyn area takes in the houses around Marine Park plus the Mill Basin peninsula and Bergen Beach on Jamaica Bay. PLUTO data puts about 78% of its roughly 16,900 homes in one- and two-family houses. NYC Parks notes that Mill Basin grew with frame houses on 20-by-100-foot lots in the 1920s, then brick houses and two-story co-ops in the 1950s. No subway stations are in the area, so residents rely on buses such as the B3, B41, B46 and B100, and on express buses such as the BM1 and BM4. Marine Park, Brooklyn's largest park at 798 acres, is next door. Kings Plaza mall is at Flatbush Avenue and Avenue U.

Marine Park, Mill Basin and Bergen Beach has 6,558 open HPD housing violations, 552 of them Class C (immediately hazardous). Inspectors issued 897 new violations here in the last 12 months. That's the 49th most open violations of 53 neighborhoods in Brooklyn.

Fact-checked October 12, 2026

Re-checked 2026-10-12: subway stations re-tested against the 2020 NTA polygon; PLUTO home counts and shares recomputed from residential units inside the polygon and matched; park acreages from the NYC Parks Properties dataset. Boundaries are approximate. Fixed: removed unverified housing descriptions (brick rowhouses, waterfront houses) and replaced with NYC Parks' Lindower Park history; Marine Park acreage corrected to 798. Confirmed: no subway stations in polygon; B3/B41/B46 (NYCT GTFS) and B100/BM1/BM4 (MTA Bus GTFS) stop inside; Lott House dates and landmark status (NYC Parks); Kings Plaza location and Lindower 'only park on the peninsula proper' (Wikipedia).
