Sheepshead Bay, Manhattan Beach and Gerritsen Beach
This waterfront area runs along southern Brooklyn's shore. Sheepshead Bay sits around Emmons Avenue and the bay. Manhattan Beach is a peninsula with streets named A to P, from Amherst to Pembroke, and Kingsborough Community College at its eastern tip. Gerritsen Beach began as a 1920s bungalow colony. The housing mixes one- and two-family houses with six-story apartment buildings and co-ops, plus NYCHA's Sheepshead Bay and Nostrand Houses. The B and Q stop at Sheepshead Bay and the Q at Neck Road. Manhattan Beach Park opened in 1955 on land that had been a federal Coast Guard and Maritime training station.

Boundaries are approximate. Fixed: Manhattan Beach Park was built on a former Coast Guard and Maritime Training Station, not a hotel site (NYC Parks). Confirmed: streets Amherst to Pembroke (NYC Parks); NYCHA Sheepshead Bay and Nostrand Houses lots inside the polygon (PLUTO, NYCHA Data Book); last volunteer fire department in Brooklyn and 1920s bungalows (Wikipedia); B/Q at Sheepshead Bay and Q at Neck Rd inside.
