Lower East Side

The Lower East Side runs from Houston Street south toward Canal Street and East Broadway, from the Bowery east to the East River. Its housing combines 19th-century tenement walk-ups with large mid-century co-op complexes near Grand Street, NYCHA developments such as Vladeck Houses, and newer buildings in the Essex Crossing development around Essex and Delancey Streets. The F, J, M and Z stop at Delancey Street–Essex Street, the B and D at Grand Street, and the J and Z at Bowery. Sara D. Roosevelt Park runs between Chrystie and Forsyth Streets, Seward Park was the first municipally built playground in the U.S., and East River Park lines the waterfront.

Lower East Side has 8,895 open HPD housing violations, 2,046 of them Class C (immediately hazardous). Inspectors issued 2,171 new violations here in the last 12 months. That's the 20th most open violations of 33 neighborhoods in Manhattan.

Fact-checked October 12, 2026

Station placement checked by point-in-polygon of MTA Subway Stations coordinates (daytime routes) against the 2020 NTA polygon; landmark addresses geocoded with NYC Planning GeoSearch and tested against the same polygons. Inside MN0302: Delancey St-Essex St (F, J M Z), Grand St (B D), Bowery (J Z). Seward Park, Sara D. Roosevelt Park, Essex Crossing, Vladeck Houses and 500 Grand St geocode inside. Seward Park wording corrected to 'first municipally built playground' per its article; park bounds from Parks Properties. Removed the Williamsburg Bridge line (Manhattan landing not checked against the polygon). Eldridge Street Synagogue falls in Chinatown-Two Bridges.
