East Village

The East Village runs from 14th Street south to Houston Street and from the Bowery and Third Avenue east to the East River, taking in Alphabet City. Its housing is mostly 19th- and early-20th-century tenement walk-ups, with First Houses on East 3rd Street, built in 1935–1936 as the country's first public housing project, and luxury condos replacing old Bowery flophouses. The L stops at First Avenue and the F at Second Avenue; the 6 at Astor Place and the L at Third Avenue sit just outside the western and northern edges. Tompkins Square Park, St. Mark's Church in-the-Bowery and East River Park are local landmarks.

East Village has 20,608 open HPD housing violations, 4,089 of them Class C (immediately hazardous). Inspectors issued 5,704 new violations here in the last 12 months. That's the 8th most open violations of 33 neighborhoods in Manhattan.

Fact-checked October 12, 2026

Station placement checked by point-in-polygon of MTA Subway Stations coordinates (daytime routes) against the 2020 NTA polygon; landmark addresses geocoded with NYC Planning GeoSearch and tested against the same polygons. Only 1 Av (L) and 2 Av (F) fall inside MN0303; Astor Pl is in the Greenwich Village NTA and 3 Av (L) in Gramercy, so the old 'L at Third Avenue' claim was corrected. Tompkins Square bounds from Parks Properties; First Houses, flophouse redevelopment and the 2012 historic district from Wikipedia. Removed 'community gardens' (not checked).
