Gramercy

Gramercy sits on Manhattan's East Side between Union Square and Stuyvesant Town, east of Park Avenue South and north of 14th Street, centered on Gramercy Park and Stuyvesant Square. Gramercy Park, created by developer Samuel Ruggles starting in 1831, is one of two private parks in New York City and open only to keyholders from surrounding buildings. Pre-1940 buildings still make up nearly half of the housing, alongside luxury buildings and conversions from the 2010s and 2020s. The L stops at Third Avenue, and the 6 at 23rd Street and the Union Square hub sit just west. Stuyvesant Square is split by Second Avenue.

Gramercy has 4,733 open HPD housing violations, 849 of them Class C (immediately hazardous). Inspectors issued 1,096 new violations here in the last 12 months. That's the 27th most open violations of 33 neighborhoods in Manhattan.

Fact-checked October 12, 2026

Station placement checked by point-in-polygon of MTA Subway Stations coordinates (daytime routes) against the 2020 NTA polygon; landmark addresses geocoded with NYC Planning GeoSearch and tested against the same polygons. Only 3 Av (L) falls inside MN0602; 23 St-Baruch College (6) is in Midtown South-Flatiron-Union Square, so '6 stops at 23rd Street' was corrected. Gramercy Park and Stuyvesant Square geocode inside; Stuyvesant Square bounds from Parks Properties. Ruggles/1831, two private parks, Christmas Eve access, pre-1940 share and 1966/1988 district dates from the Gramercy Park article.
