Adds the line about the Good Cause Eviction notice New York requires with every renewal.

Tenant’s acceptance

Offer early, and in writing

A written renewal offer tells your tenant where they stand well before the lease ends: the new dates, the new rent and anything else that will change. It gives them time to decide and gives you time to find a new tenant if they say no. This letter is an offer; the new lease itself is signed separately.

  • Show both the current and the new rent, so the change is clear.
  • List every other change. If nothing else changes, say so.
  • Give a reply date that leaves both of you enough time.

Rent-stabilized apartments in New York City use the state's RTP-8 renewal form instead; see rent-stabilized renewal leases. Outside the US, rules on renewals and rent changes are very different (England, for example, now has rolling tenancies), so this letter is for US homes only.

Local rules we checked

Rules change and local laws can add more. Follow the source link before you rely on one.

  • New York

For a rent increase of 5% or more, or if you won’t renew, give at least 30 days’ notice if the tenant has lived there under a year, 60 days for one to two years, and 90 days for two years or more. Late notice keeps the tenancy on its current terms until the notice period runs.

  • New York: Good Cause notice

Every initial and renewal lease, and every increase or non-renewal notice, must carry the Good Cause Eviction law notice stating whether the unit is covered. In covered units, an increase above the local rent standard is presumed unreasonable.

  • New York City: rent-stabilized apartments

The owner must offer a renewal on the state’s form RTP-8 between 90 and 150 days before the lease ends, at the Rent Guidelines Board’s rates. Don’t use this letter for those apartments.
