Ozone Park (North)

The northern part of Ozone Park sits in southwestern Queens between Woodhaven and Richmond Hill to the north and east and the Brooklyn border to the west. A-train stations on Liberty Avenue line its southern edge. Most homes are in attached and semi-detached two-family houses, and smaller walk-up apartment buildings line the commercial avenues. Most of the stock dates from before 1940. Open space comes in small neighborhood parks rather than one big park. London Planetree Playground is on Atlantic Avenue at 88th–89th Streets, and Ampere and Maurice A. FitzGerald playgrounds are also in the area.

Ozone Park (North) has 7,532 open HPD housing violations, 981 of them Class C (immediately hazardous). Inspectors issued 1,055 new violations here in the last 12 months. That's the 26th most open violations of 60 neighborhoods in Queens.

Fact-checked October 12, 2026

Location checked against the 2020 NTA boundaries (NYC Open Data 9nt8-h7nd). Housing mix = share of residential units by PLUTO building class for the 2020 census tracts in this NTA (tract-to-NTA equivalency hm78-6dwm); PLUTO year-built values for older buildings are often estimates. Wikipedia: the northern half of Ozone Park is in Community District 9, divided along Liberty and 103rd Avenues. No subway station falls inside the polygon. The 104 St station sits on its boundary, and 80 St and 88 St are about 60 m outside (MTA dataset). Park names and locations come from NYC Parks Properties. The neighbors come from the 2020 NTA adjacency. Re-checked 2026-10-12: 104 St on the boundary and 80/88 St about 60 m outside (MTA dataset). PLUTO recount: two-family 55% of units, 77% pre-1940. London Planetree, Ampere and Maurice A. FitzGerald playgrounds confirmed inside in Parks Properties.
