Oakland Gardens & Hollis Hills
Oakland Gardens and Hollis Hills sit in eastern Queens between Cunningham Park on the west and Alley Pond Park on the east, south of Bayside and north of Queens Village. Almost all of the housing went up between 1940 and 1974. About half of all homes are in co-ops, split between walk-up garden-apartment complexes and elevator buildings. Hollis Hills adds blocks of detached Colonial, Tudor and ranch houses on large lots. No subway or LIRR station lies inside the area, so most trips start with a bus or a car. A strip of Vanderbilt's 1908 Long Island Motor Parkway runs through it and is now a walking and cycling path.
Oakland Gardens & Hollis Hills has 891 open HPD housing violations, 141 of them Class C (immediately hazardous). Inspectors issued 289 new violations here in the last 12 months. That's the 57th most open violations of 60 neighborhoods in Queens.

Location checked against the 2020 NTA boundaries (NYC Open Data 9nt8-h7nd). Housing mix = share of residential units by PLUTO building class for the 2020 census tracts in this NTA (tract-to-NTA equivalency hm78-6dwm); PLUTO year-built values for older buildings are often estimates. Hollis Hills housing styles and boundaries from the Queens Village article. Wikipedia redirects "Oakland Gardens" to the Bayside article, which gives Oakland Gardens as bounded by the LIE, Alley Pond Park, Union Turnpike and Cunningham Park. Motor Parkway acreage comes from NYC Parks Properties. No subway or rail station falls inside the polygon (checked against the MTA station datasets). Re-checked 2026-10-12: PLUTO recount gives 93% of units built 1940-74 and co-op classes C6+D4 = 53% of units. Removed unsourced "two-story" and "up to six stories" building heights. Added the Bayside article (Oakland Gardens boundaries) as a source. Motor Parkway 13.9 acres, fully inside the NTA, and 1908 start confirmed on the NYC Parks history page.
