Fact-checked October 12, 2026

Re-verified 2026-10-12 by independent recompute: PLUTO 26v2 Queens residential lots (unitsres>0) point-in-polygon against the 2020 NTA boundaries (9nt8-h7nd); unit shares by building class (A/B one- and two-family, C walk-up, D elevator, R condo), share of residential lots that are one- or two-family, and max numfloors all matched the stated rounded figures. Subway stations re-matched by point-in-polygon on MTA Subway Stations (39hk-dx4f); LIRR stations checked against the LIRR GTFS stops file; park acreage and location re-checked in Parks Properties (enfh-gkve). Wikipedia facts re-read on the cited articles. Rewrote the garbled first sentence to match the Bay Terrace article (overlooks the East River and Throgs Neck Bridge approaches). Changed "largest open space" to "main open space" because the Cross Island Parkway parkland strip (327 acres) is a larger park property. Golf course 110.93 acres.
