OPEN HOUSES BY APPOINTMENT ONLY. PLEASE REACH OUT TO BOOK A TIME. Residence 12E holds the southeast corner of Millennium Tower Residences, with an unobstructed view of New York Harbor and Battery Park filling the living room windows. 1,526 square feet, two bedrooms, two full baths and a powder room, freshly renovated, in one of the building's most requested two-bedroom plans. Enter through the foyer into an expansive south-facing living room, with light from morning until sunset. The kitchen and second bedroom face east and catch the sun first thing. The Brazilian cherry floors in the living and dining rooms have been refinished in a deep walnut tone, and both bedrooms have new hardwood stained to match. The kitchen has floor-to-ceiling windows, a Sub-Zero refrigerator, Viking range, new paneled Smeg dishwasher, a built-in wine cooler, and room for a breakfast nook overlooking the park. The counters are Italian Pietra di Bedonia sandstone; the backsplash is new Calacatta Green Italian marble laid in herringbone. The dining area sits just across the island, so whoever is cooking stays part of the party. The bedrooms sit on opposite sides of the apartment for privacy, each with its own marble bath. The primary bath has a large Kohler soaking tub and a frameless glass shower. Washer and VENTED dryer in the unit. The building is LEED Gold-certified, with filtered air throughout and solar panels on the roof. Residents have a 1,500-square-foot gym, a residents' lounge, a children's playroom, assigned bike storage, and doormen and staff on duty 24 hours a day. The Esplanade, the Hudson River Greenway and Battery Park start right outside the lobby. And the southern end of Manhattan was just rebuilt. Construction is FINISHED on the $221 million South Battery Park City Resiliency Project. Wagner Park was rebuilt from scratch and raised about 10 feet, with wide terraced steps rising to a lawn that looks straight out at the harbor and the Statue of Liberty. Its new red concrete pavilion, designed by Thomas Phifer and Partners, holds a restaurant space at park level and a garden on the roof. Next door, Pier A Plaza has a new overlook that extends out over the water, and the reopened Battery Bikeway runs unbroken around the southern edge of Manhattan. The whole project was built to protect this neighborhood for decades, and every piece of it is open now. Seller will consider a closing credit toward a rate buydown or closing costs. Battery Park City ground rent: $322/month. A CEMA (Consolidation, Extension and Modification Agreement) is available, which can save qualified buyers a meaningful amount of mortgage recording tax at closing.
