Some combinations in New York have simply become increasingly difficult to find: a beautiful prewar building, a true park-block address, gracious proportions, and remarkably low monthly maintenance. Residence 3C at The Lathrop brings them together just steps from Central Park. Built in 1910-1911 and designed by Schwartz & Gross, The Lathrop is a handsome Neo-Renaissance composition of stone, glazed white brick and ironwork the kind of Upper West Side building that gives the block its character before you ever step inside. More than a century later, its facade still has tremendous presence on one of the neighborhood's most beautiful streets. Inside 3C, high ceilings give the apartment exceptional volume, while generous windows fill the rooms with natural light. The separate, windowed kitchen overlooks treetops and the gardens below, an unexpectedly green view in the middle of Manhattan. There are proper rooms, excellent proportions and the unmistakable character of an apartment built in another era. And then there is Central Park, just steps from the front door. Morning walks around the Reservoir, an afternoon on the Great Lawn, or simply cutting through the park on the way home become less an occasion than part of daily life. One-bedrooms at The Lathrop almost never become available. In fact, there has not been a one-bedroom sale in the building since 2018. With low monthly maintenance, a resident superintendent, landscaped rear garden, laundry room, bike room and storage, 3C offers a combination that has become genuinely scarce: classic prewar architecture, an exceptional Upper West Side location, and carrying costs rarely associated with either. You can picture the morning coffee in the sunlit kitchen, the trees outside the window, the walk home through Central Park, and the handsome old facade waiting on West 83rd Street. Some New York apartments are easy to replace. Residence 3C has taken eight years to come around again.
