$41

103 days late at 6% a year, compounded daily from Jul 1, 2026.

Lien sale: for 1–3 family homes, condos and co-op buildings, unpaid property tax can be sold as a lien once it reaches $5,000 and is 3 years overdue. Owners with SCHE or DHE are excluded. Paying in full or entering a DOF payment agreement keeps the debt out of the sale.

Estimate only. DOF computes the official amount; check your account on the DOF Property Tax portal or call 311.

How the calculation works

NYC charges interest on any property tax installment that is not paid (or postmarked) by its due date. The rate depends on your property's assessed value, and the interest compounds daily. This tool applies the annual rate divided by 365 for each day between the original due date and the day you pay: interest = unpaid tax × ((1 + rate ÷ 365)days − 1).

The grace period trap

If your assessed value is $250,000 or less, DOF bills you quarterly (July 1, October 1, January 1, April 1) and lets you pay interest-free through the 15th of that month. Miss the 15th and interest is charged from the original due date, so paying on the 16th costs you 15 days of interest, not one. DOF says a payment due on a weekend or federal holiday is due the next business day. Properties assessed above $250,000 are billed twice a year, July 1 and January 1, and DOF lists no grace period for them.

Worked example

A Queens one-family house has an assessed value of $32,000, so it is billed quarterly at the 6% rate. The owner misses the $2,400 installment due July 1, 2026 and pays on October 12, 2026, which is 103 days late. Interest is $2,400 × ((1 + 0.06 ÷ 365)103 − 1), about $41. Paying by July 15 would have cost nothing. At 16% (a property assessed above $450,000), the same $2,400 left unpaid for 103 days would cost about $111.

When unpaid tax becomes a lien sale risk

Unpaid taxes and some charges can be sold as a lien to an outside buyer, who can later start foreclosure. Selling the lien does not mean your property has been sold, and the lienholder adds its own charges on top.

Edge cases

  • Rates are set for each fiscal year. This tool only covers due dates and payments between July 1, 2025 and June 30, 2027, the two years with published rates.
  • For class 2 buildings with more than 10 units and all class 4 properties, the rate band uses the actual assessed value, before phase-ins and exemptions.
  • Payment agreements and other charges, such as water and sewer or sidewalk repair, can carry different rates. They are not modeled here.
  • DOF bills a co-op building as a whole, and shareholders pay their share through maintenance. If you own a co-op apartment, a late payment is between you and the co-op.
  • DOF computes the official amount, so your bill may differ by a few dollars.

What to do next

Pay the installment as soon as you can, because every day adds interest. If you can't pay in full, ask DOF about a payment agreement. Paying in full or entering an agreement keeps the debt out of the lien sale. Common questions

What is the interest rate on late NYC property taxes?

For July 1, 2026 through June 30, 2027 (FY2027), DOF lists 6% a year if your assessed value is $250,000 or less, 9% if it is over $250,000 up to $450,000, and 16% if it is over $450,000. The City Council kept the same rates as FY2026. Interest compounds daily.

Is there a grace period for NYC property tax?

If your assessed value is $250,000 or less you are billed quarterly and can pay interest-free through the 15th (July 15, October 15, January 15, April 15; the next business day if the 15th is a weekend or federal holiday). DOF lists no grace period for semi-annual bills due July 1 and January 1.

If I miss the grace period, when does interest start?

From the original due date. DOF says that if you pay after the grace period, interest is charged from July 1, October 1, January 1 or April 1, not from the 15th.

When can unpaid NYC property tax go to the lien sale?

For 1–3 family homes, residential condos and co-op buildings, property tax debt of at least $5,000 that is 3 years overdue. For most other property types the threshold is $1,000 and 1 year. Properties receiving SCHE, DHE, certain veterans exemptions (combat and disabled veterans) or the NYS circuit breaker are excluded. STAR does not exclude a property.

Which assessed value sets my interest rate?

The assessed value on your bill. For class 2 buildings with more than 10 units and all class 4 properties, DOF uses the actual assessed value, before phase-ins and exemptions.

Fact-checked October 12, 2026

Re-verified 2026-10-12 by an independent fact-check: DOF late payments page lists 6/9/16% for July 1, 2026–June 30, 2027 with daily compounding and the actual-AV rule for class 2 (>10 units) and class 4; Council adopted FY2027 rates June 30, 2026 and FY2026 rates (same) May 28, 2025 per Rosenberg & Estis. Due dates, quarterly vs semi-annual split at $250,000, grace to the 15th, interest from the original due date and the weekend/holiday rule from the DOF due dates page. Lien thresholds and SCHE/DHE/veterans/circuit breaker exclusions (STAR not excluded) from the DOF eligibility chart; pay-in-full or payment agreement rule from the DOF lien sales page. Math checked by hand: $2,400 at 6% for 103 days = $40.98; at 16% = $110.82. All grace dates in range fall on weekdays. Day-count convention (rate/365) is our assumption; DOF computes the official figure.
